Homestead Property Tax Exemption

A credit on property taxes for homeowners 65+ (or permanently disabled, or surviving spouses) under an income limit — worth hundreds of dollars a year.

What it is

The homestead exemption shields a portion of your home’s value from property taxes ($29,000 of market value for tax year 2026) — a credit that continues every year once granted. For most eligible seniors it’s worth several hundred dollars annually. Applications are due December 31.

An enhanced exemption exists for disabled veterans and surviving spouses of first responders, with a larger credit and no income test.

Don’t leave it unclaimed

This is one of the most under-used benefits in Cuyahoga County — many eligible homeowners simply never apply, or assume they make too much. The income limit adjusts annually; if you were over the line a few years ago, you may be under it now.
